11listings

These flats are currently for sale in Salzburg.

To be honest: with 11 listings we are still at the beginning in Salzburg. That is not enough to compare, and we will not pretend otherwise. What this page does answer is below: what a square metre costs per district, how loud an address measures and what the neighbouring plot allows.

Listings come directly from estate agents and private owners, through interfaces and our own editor. We do not copy portals, and we take no commission.

What we show and portals do not

The difference is not the number of listings, it is what stands next to each one. No property description answers these four questions honestly, because the seller writes it.

How loud it actually is

The official environmental noise map for Salzburg, address by address. The city sits between two busy corridors, and one street can differ sharply from the next.

How much sunlight arrives

Mönchsberg and Kapuzinerberg cast long shadows, in winter across entire streets. We calculate sunlight per facade from official building and terrain heights, not from the compass.

What the plot allows

Zoning, plot by plot. In the old town protection zones add rules on height and facade.

What matters when buying in Salzburg

Second homes are regulated in Salzburg

The province restricts use as a second home, and buyers must declare the intended use. Whether a flat may serve as a second home depends on the municipality and the specific zoning. Settle this before negotiating the price, not after.

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to roughly eight to twelve percent. At Salzburg price levels that quickly becomes a six-figure sum no bank finances.

A protection zone means conditions

In and around the old town, heritage rules govern facade, windows and roof. A planned renovation can fail on those or become far more expensive than the estimate suggests.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

Transfer tax 3,5 %, land register fee 1,1 %, agent commission at most 3 % plus VAT. All purchase costs →

Common questions

Asking prices run around 6,000 to 7,000 euros per square metre, placing Salzburg right behind Vienna. Districts differ widely, and the table on this page shows that wherever the source documents the district.

May I use the flat as a second home?

Not everywhere. The province restricts second homes, and buyers must declare the intended use. Whether it is permitted depends on the zoning in each case. Ask the municipality, not the agent.

What additional costs apply when buying?

Transfer tax of 3.5 percent and the land register fee of 1.1 percent are fixed by law, contract drafting adds roughly one to three percent, and an agent commission of at most three percent plus VAT may apply.

Does wohnwahn cost anything?

No. We are a private project run by two people, we take no commission and charge neither searchers nor providers.
