Description from the provider

Living IN the Village IN the Third

In the third district of Vienna, a new piece of city is being created with the Village IN the Third – one of the largest urban development areas in Vienna. Over eleven hectares, ARE Austrian Real Estate is developing a vibrant, almost car-free neighborhood in collaboration with the city of Vienna and wohnfonds_wien, featuring around 2,000 apartments, office and commercial spaces, childcare, educational institutions, and local supply.

The residential complex Neue Gründerzeit comprises 138 apartments. Spread across four staircases, 2- to 4-room units with private gardens, spacious balconies, and loggias are being created. Located right next to the green heart of the neighborhood, the 2-hectare Bert-Brecht-Park, which serves as an oasis for relaxation, encounters, and play. Additionally, residents have access to a green rooftop terrace on the 6th floor of staircase 1 for communal use. The courtyard features lounge areas, a small children's playground, and freely accessible lawn areas.

The underground garage located in the 2nd basement contains a total of 63 parking spaces. The infrastructure for load management for electric charging stations is already prepared.

Furthermore, the complex includes stroller and bicycle storage rooms, a community room, and 10 additional rentable storage rooms.

The apartments will be constructed above ground using wood-hybrid construction. This makes the Village IN the Third the largest wood-hybrid residential project in Austria. The renewable material wood is used for the exterior walls and in the form of load-bearing supports. These remain visible and not only provide stability but also create a pleasant living atmosphere.

Photovoltaic systems on the roof generate renewable electricity.

Underfloor heating on the ground floor and component activation in the upper floors (via the respective ceiling of the floor above) ensure a balanced indoor climate. Through component activation in the concrete ceilings made of CO2-reduced concrete, heating is provided in winter and gentle cooling in summer.

We would like to point out that there is a family or economic close relationship between the broker and the third party to be brokered.

The real estate agent declares that he – contrary to the usual business practice of dual agency in the real estate industry – is only acting unilaterally for the landlord.

Plus every tree from the City of Vienna tree register: it covers the trees the city maintains along streets and in public parks. Trees in private gardens and in the woods are not included, so in such areas the map looks emptier than the place really is.
