Description from the provider
Living in the Village in the Third
In the third district of Vienna, the Village in the Third is being developed as a new piece of city – one of the largest urban development areas in Vienna. Covering over eleven hectares, ARE Austrian Real Estate is developing a vibrant, almost car-free district in collaboration with the city of Vienna and wohnfonds_wien, featuring around 2,000 apartments, office and commercial spaces, childcare, educational institutions, and local amenities.
The residential complex Neue Gründerzeit comprises 138 apartments. Spread over four staircases, 2- to 4-room units with private gardens, spacious balconies, and loggias are being created. Located directly next to the green heart of the district, the 2-hectare Bert-Brecht-Park serves as an oasis for relaxation, socializing, and play. Additionally, residents have access to a green roof terrace on the 6th floor of Staircase 1 for communal use. The courtyard features lounge areas, a playground for toddlers, and freely accessible lawn areas.
The underground garage, located in the 2nd basement, has a total of 63 parking spaces. The infrastructure for electric charging stations is already prepared.
Furthermore, the complex includes stroller and bicycle storage rooms, a community room, and 10 additional rentable storage rooms.
The apartments are being constructed above ground using a wood-hybrid building method. This makes the Village in the Third the largest wood-hybrid residential project in Austria to date. The renewable material wood is used for the external walls as well as for load-bearing supports, which remain visible and not only ensure stability but also create a pleasant living atmosphere.
Photovoltaic systems on the roof generate renewable electricity.
Underfloor heating in the ground floor and component activation in the upper floors (via the respective ceilings above) ensure a balanced indoor climate. Heating and gentle cooling in the summer are achieved through component activation in the concrete ceilings made of CO2-reduced concrete.

Trees & woody vegetation: plenty of treesWithin 300 m, 13 % of the area carries trees or woody vegetation. From satellite imagery (Copernicus, 2021 data), so trees in private gardens are included. Shrubs, orchards and vineyards count as well.
Plus every tree from the City of Vienna tree register: it covers the trees the city maintains along streets and in public parks. Trees in private gardens and in the woods are not included, so in such areas the map looks emptier than the place really is.
