Description from the provider

Living in the Village in the Third

In the third district of Vienna, a new piece of city is being created with the Village in the Third - one of the largest urban development areas in Vienna. Over eleven hectares, ARE Austrian Real Estate, together with the City of Vienna and wohnfonds_wien, is developing a lively, almost car-free quarter with around 2,000 apartments, office and commercial spaces, childcare, educational facilities, and local supply.

The residential complex Neue Gründerzeit comprises 138 apartments. Distributed across four staircases, 2- to 4-room units with private gardens, spacious balconies, and loggias are being created. Located directly next to the green heart of the quarter, the 2-hectare Bert-Brecht-Park offers an oasis for relaxation, encounters, and play. Additionally, residents have access to a green rooftop terrace on the 6th floor of Staircase 1 for communal use. The courtyard features relaxation areas, a playground for toddlers, and freely usable lawn areas.

In the underground garage located in the 2nd basement, there are a total of 63 parking spaces. The conduits for load management for the e-charging stations are structurally prepared.

Moreover, the complex includes stroller and bicycle storage rooms, a community room, and 10 additional rentable storage rooms.

The apartments will be constructed above ground using a wood-hybrid building method. This makes the Village in the Third the largest wood-hybrid residential project in Austria currently. The renewable material wood is used for the exterior walls as well as in the form of load-bearing supports. These remain visible and not only provide stability but also create a pleasant living atmosphere.

Photovoltaic systems on the roof generate renewable electricity.

Underfloor heating on the ground floor and component activation in the upper floors (through the respective ceiling of the floors above) ensure a balanced indoor climate. The component activation in the concrete ceilings made of CO2-reduced concrete both heats and gently tempers in summer.

We point out that there is a family or economic close relationship between the broker and the third party to be brokered.

The real estate agent declares that he is unilaterally only acting for the landlord, contrary to the usual practice of dual brokerage in the real estate industry.

Plus every tree from the City of Vienna tree register: it covers the trees the city maintains along streets and in public parks. Trees in private gardens and in the woods are not included, so in such areas the map looks emptier than the place really is.
