Description from the provider
Living in the Village im Dritten
In the third district of Vienna, the Village im Dritten is being developed, one of the largest urban development areas in Vienna. Covering over eleven hectares, ARE Austrian Real Estate, in collaboration with the City of Vienna and wohnfonds_wien, is creating a vibrant, nearly car-free neighborhood with around 2,000 apartments, office and commercial spaces, childcare facilities, educational institutions, and local supply.
The residential complex Neue Gründerzeit consists of 138 apartments. Distributed across four staircases, 2- to 4-room units with private gardens, spacious balconies, and loggias are being built. Located right by the green heart of the quarter, the 2-hectare Bert-Brecht-Park, it serves as an oasis for relaxation, interaction, and play. Additionally, residents have access to a green rooftop terrace on the 6th floor of staircase 1 for communal use. The courtyard features seating areas, a playground for toddlers, and freely usable lawn areas.
The underground garage, located in the 2nd basement, contains a total of 63 parking spaces. The empty conduits for load management for the e-charging stations are structurally prepared.
Moreover, the complex includes stroller and bicycle storage rooms, a community room, and 10 additional rentable storage rooms.
The apartments will be constructed above ground in a wood-hybrid construction method. This results in the currently largest wood-hybrid residential project in Austria at the Village im Dritten. The renewable material wood is used for the exterior walls as well as in the form of load-bearing columns. These remain visible and not only provide stability but also create a pleasant living atmosphere.
Photovoltaic systems on the roof generate renewable electricity.
Underfloor heating on the ground floor and component activation in the upper floors (through the respective ceiling of the floor above) ensure a balanced indoor climate. The component activation in the concrete ceilings made of CO2-reduced concrete is used for both heating and gentle cooling in summer.

Trees & woody vegetation: plenty of treesWithin 300 m, 13 % of the area carries trees or woody vegetation. From satellite imagery (Copernicus, 2021 data), so trees in private gardens are included. Shrubs, orchards and vineyards count as well.
Plus every tree from the City of Vienna tree register: it covers the trees the city maintains along streets and in public parks. Trees in private gardens and in the woods are not included, so in such areas the map looks emptier than the place really is.
