Description from the provider
Object and location
In 1889, a factory was built on the property at Felberstraße 80, today Stiege 1. At that time, the area was undeveloped except for a row of residential buildings on Holochergasse.
The six-story factory building was designed by Edmund Schwarzer and constructed in 1905. As chief engineer of the concrete construction company Ed. Ast & Co., Hugo Gröger was responsible for the planning and static calculation.
On the ground floor, there was an iron construction workshop and a forge attached to the courtyard.
On April 11, 1891, the company “S. Elster OHG” was founded by partners Johannes Ferdinand Siegmar Elster and Conrad Otto Ferdinand Elster.
Entrepreneur Johannes S. Elster founded the Vienna gas meter factory in 1899 to meet the then new demand for gas technology devices. The gasification of Vienna's street lighting went hand in hand with the supply of households in entire city districts and later also in the outer districts. The then new energy supply significantly improved living comfort for heating, cooking, and lighting and quickly became widespread. As a result, there was a steadily increasing demand for gas technology equipment, particularly for meters, pressure regulators, shut-off devices, filters, etc. The industrial production and repair of these products took place for almost 100 years at Felberstraße 80.
From the former gas meter factory, S. Elster OHG, an office building with an area of approximately 4,280 m² with a view over Vienna and Schönbrunn is being created.
The factory building is a combination of hall and floor construction. In the center is the two-story crane and assembly hall.
The facade of the building reflects the constructive system of the building and is visually complemented in the lower and upper areas of the building.
The two historical building sections are currently being converted into modern offices with areas starting at about 240 m².
The offered office units provide modern, flexible workspaces, where the feel-good factor is not neglected. All units are barrier-free accessible and are prepared for the integration of available communication systems on the market. Elevators are being installed at the exterior facades of the two stairways in the courtyard, and 14 parking spaces will be created for the tenants.
The operating costs (including heating, excluding cooling) are to be understood as approximate figures.
Fixed-term contracts are concluded (5 years with a waiver of termination, construction time approx. 3 months from signing the contract).
Storage areas: Store boxes in the basement approx. 350 m²
