Living with assistance from a social service provider at Liesingbach.

Units in a great new build are available for rent without agent fees!

The project is in cooperation with Barmherzige Schwestern Pflege & Wohnen (www.bhs.or.at) and is aimed at individuals who would like help in their daily lives.

The concept offers you a basic package, combined with a service provider that provides you with the following services (divided into social and technical basic care services):

• Engaging with individuals, recognizing and addressing needs for early detection of assistance situations (e.g., loneliness, neglect)
• Organization of transport for medical appointments or outpatient visits in case of illness
• Fixed presence times on weekdays, outside of these times, telephone availability for emergencies from 4:30 PM to 8:00 AM
• Organization of pet care in case of tenant absence
• Postal services, e.g., package acceptance upon request or package dispatch in emergencies
• Errand services for minor tasks/shopping in emergencies
• Providing help for self-help
• Supporting interfaces between those seeking help and professional service providers (property management, craftsmen, hairdressers, foot care, etc.)
• Supervision of the community room
• Information about activities in the vicinity (church, senior club, etc.)
• Assistance in finding external care services (home nursing, meal delivery, home help, etc.)
• Mediation of laundry services
• Mediation of therapeutic services (logotherapists, physiotherapists, occupational therapists, etc.)
• Mediation/organization of paid additional services
• Notifying relatives at the request of the resident or in case of hospital admissions, etc.
• Organization of an emergency call assistance connected to an emergency call center
• Minor, simple technical services: e.g., tasks like changing light bulbs, tightening screws, repairing dripping faucets, ...

To enable the project “Living with assistance,” the basic package is mandatory for each person in the community. It cannot be waived optionally. The gross price for the first person in the household is €158.39. Each additional person in the household pays only €87.12 for the basic package.

However, the following (optional) paid services are freely selectable and not mandatory:

• Organization of joint activities, e.g., shared snacks in the community room, movement to music, memory training, etc.
• Organization of individual social care, such as accompanying to the doctor, assistance in daily life, or support in daily organization
• Upon request, organization of consultation hours with a licensed nursing staff or a social worker

Property and Equipment

The nice rental apartments offer carefully planned layouts and comprehensive living comfort. The entire residential building consists of 2 and 3-room apartments with living spaces from approximately 36m² to approximately 80m². Additionally, there is a penthouse apartment with 5 rooms and approximately 119m².

The senior-friendly bathrooms have grab bars and floor-level showers. You will also find folding chairs in the bathrooms. A towel dryer is also included, as well as a connection for your washing machine.

Included in the apartment's equipment are a high-quality kitchen, a bathroom with elegant tiles, and high-quality parquet floors in all living areas.

The building is heated with district heating, and the room temperature can be adjusted on the panel heaters in the individual living spaces.

The house features its own satellite system and UPC connections.

In the residential building, you will also find a bicycle/stroller storage room, a community room, a shared kitchen, a soft wellness area with an infrared cabin, and a TV room.

This impressive residential building has a total of seven floors, including the ground floor and a penthouse.

You will also receive a basement compartment in the underground level with your rental. There is a green inner courtyard with a children's playground.

In the building's underground garage, you have the option to rent one or more car parking spaces additionally.

With the elevator, you can conveniently reach your apartment directly from the garage and the ground floor. Your guests can be welcomed via an intercom system.

Pets are generally allowed in the building and in the apartment. In addition to the rent, electricity and heating costs will apply.

Location Description

The apartments are located in an excellent transport location in the 23rd district. The train station “Wien Liesing” is just a few minutes' walk away. Here you will find the following connections: S1, S2, S3, S4, R, and REX. Next door, you can access all bus lines at Liesinger Platz: 60A, 61A, 62A, 64A, 66A, N66, 253, 256, 257, 258, 259, 264.

Various schools, kindergartens, authorities, banks, and medical facilities are located in the immediate vicinity. The shopping center “Riverside” is in the nearby area and offers numerous shops as well as a fitness center.
