The comparison that surprises people
Innsbruck is 10 per cent above Salzburg and 92 per cent above Graz for the same square metre. But for building land it is the other way round: Salzburg costs € 1,345 against € 1,051 here, 28 per cent more. The scarcity in Innsbruck sits in the finished flat, not only in the plot.

The year of construction beats the location
Within the city, a flat built before 1961 costs € 4,552 and one built from 1991 costs € 6,031. That gap of € 1,479 per square metre is larger than the gap between the city and its surrounding district (27 per cent). If you are comparing two flats, the building year is the first thing to check, not the address.

And the rent? The reference rent says less than you think
Tyrol's reference rent is € 8.22 per square metre and month, valid since 2026-04-01. That is only rank 6 of 9 federal states, below Styria, Salzburg, Vorarlberg, even though the purchase market here is the most expensive of our six. The reason is its scope: the reference rent applies to older buildings under the full application of the tenancy act, not to new builds, not to subsidised flats and not to freely agreed rents. It is a legal benchmark, not a description of the market.
We deliberately do not publish a rent table by district: there is no reliable source for one, and a guessed number here would be worse than none.
