Houses to rent in Klagenfurt

Rent a house in Klagenfurt

With a house in Klagenfurt the terrain decides something you cannot change afterwards. On 21 December the sun reaches 19.9 degrees at midday, while seen from Viktring the Sattnitz ridge to the south rises to 23.3: there the winter sun sits behind the ridge at noon, while two kilometres further north the sun is out all day. That is what we calculate per address, instead of calling it "south facing".

What we show and the portals do not

With a house the neighbourhood decides the years you spend there, and no brochure writes anything verifiable about it. These sources are official and available for every address.

How much sun the location really gets

On 21 December the sun above Klagenfurt reaches 19.9 degrees at midday. Seen from Viktring, the Sattnitz ridge to the south rises to 23.3 degrees. That means the winter sun sits behind the ridge there at noon, while two kilometres further north the sun is out all day. That is what we calculate, instead of calling it "south facing".

How close the lake really is

Lake Wörthersee reaches into the city area, and no other city we cover has water of this size on its doorstep. What it means for a single address comes down to a few hundred metres. The atlas shows it per district and municipality.

How loud it actually is

Klagenfurt has 105,734 inhabitants and is therefore above the EU threshold of 100,000, yet it is still not a designated agglomeration. Only the main transport routes are mapped: the loudest are the A2 motorway near St. Peter and the southern ring road, both above 75 dB. But of 6,561 inhabited locations only one in nine carries a zone at all. We state next to every address whether a measured value exists, rather than passing silence off as quiet.

What the square metre costs

Building land in Klagenfurt is the cheapest of our seven markets, the flats are not. What that means for buying versus building, and why the state capital ranks only third in Carinthia, is on the price page. All figures from the purchase contracts recorded by Statistics Austria.

What the province adds

Carinthia pays housing benefit under the K-WBHG, with an income scale and a flat-size rule. We rebuilt the calculation so you know where you stand before the viewing.

What matters with a rented house

Tenancy law often does not apply to a house

A building with no more than two self-contained dwellings is fully exempt from the Austrian Tenancy Act (§ 1 para 2 no 5 MRG). No reference rent, no ceiling, no rules on fixed terms, no statutory protection against notice. What counts is the contract, which makes it more important here than for any flat.

Heating is the second rent

In an unrenovated detached house it can match the base rent in winter. The energy certificate is mandatory for every letting and belongs before the viewing, not before the signature. A house rated F costs a multiple of a renovated one to run.

Running costs and upkeep are yours

No building manager settles the accounts for a house. Sewage, waste, chimney sweep, garden and snow clearing are either in the contract or they are not, and in the exempt range upkeep may be assigned differently too. Go through those lines one by one before signing.

The Sattnitz ridge takes the winter sun

Klagenfurt lies in a basin, and to the south the Sattnitz ridge pushes in front of the low winter sun. Seen from Viktring it reaches 23.3 degrees, the sun on 21 December only 19.9. For a house with a garden that is the difference between a winter with and one without midday sun, and it comes down to a few hundred metres.

The noise map is often silent here, and that does not mean quiet

Klagenfurt is not a designated agglomeration, so only the main transport routes are mapped. Of 6,561 inhabited locations only about one in nine carries a zone at all. On the A2 and the southern ring road the map is meaningful and loud, above 75 dB. Elsewhere you have to listen for yourself, and we say so rather than passing silence off as quiet.

You will not get the zoning of neighbouring plots from us here

Carinthia supplies zoning only as an INSPIRE code, and those codes are not in the register the service itself points to. So we do not output it at all. The question still matters for a rented house, because the open field next door can be built on within five years: the binding answer comes from the building department of the municipal authority or the municipality.

Frequently asked questions

Where in Klagenfurt do you find houses to rent?

Mainly on the edges: Wölfnitz, Viktring, Hörtendorf and St. Peter, plus Ebenthal, Poggersdorf, Maria Saal and towards Ferlach in the surrounding area. In the Innere Stadt and the Vorstädte there are practically no detached houses.

Is a house on Lake Wörthersee a realistic option?

Rarely to rent. The shore locations are largely taken, and the districts of Villach Land and Klagenfurt Land sit above the state capital on flat prices, which points to demand around the lakes. Anyone looking there should expect long waits and seasonal neighbours.

Does a house give me the same tenant protection as a flat?

Usually not. Houses with one or two dwellings are fully exempt from the Tenancy Act (§ 1 para 2 no 5 MRG). The rent is freely agreed, a fixed term needs no minimum length, and notice follows the civil code and the contract. A house with three or more dwellings is different, there the Act applies at least in part.

How much winter sun does a garden in Klagenfurt get?

That depends on the horizon, not on the compass direction. Our sun check calculates the sun angle against the real terrain edge: 19.9 degrees of sun height on 21 December against a Sattnitz ridge that reaches 23.3 degrees seen from Viktring. North of it the sun is out the same day.

Search for what matters to you

Set your priorities once and the search orders by them: a quiet location, winter sun, short journeys, budget. And because rented houses go quickly, a saved search is especially worthwhile here. No account, no cost.
