Klagenfurt has 105,734 inhabitants and is therefore above the EU threshold of 100,000, yet it is still not a designated agglomeration. Only the main transport routes are mapped: the loudest are the A2 motorway near St. Peter and the southern ring road, both above 75 dB. What matters when buying a house

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

What does building land cost in and around Klagenfurt?

Statistik Austria reports 186 euros per square metre for the city district of Klagenfurt and 98 for Klagenfurt Land, as of 2025 and based on purchase contracts. Outside the city the land therefore costs roughly half, which makes up a considerable share of the total price of a house.

Why does sunlight matter more for a house than for a flat?

Because a house usually has a garden, and because outside the city it is not the neighbouring building that takes the sun but the hillside. Budget for around ten percent: 3.5 percent property transfer tax, 1.1 percent land register entry fee, plus contract drafting and escrow, and the agent commission where applicable. For a new build, servicing charges are added, and these differ from municipality to municipality.

What should I check about zoning?

It should be obtained before any purchase, because it decides what may be built, how high and for what use.

Is a house by Lake Wörthersee worth it?

Land is most expensive by the lake, and plots with direct water access are scarce and largely taken. Between a house in Krumpendorf and one a few kilometres inland, the difference lies more in the land than in the building. The atlas gives the measured distance to the water instead of a marketing phrase.
