Klagenfurt has 105,734 inhabitants and is therefore above the EU threshold of 100,000, yet it is still not a designated agglomeration. Only the main transport routes are mapped: the loudest are the A2 motorway near St. Peter and the southern ring road, both above 75 dB. But of 6,561 inhabited locations only one in nine carries a zone at all. We state next to every address whether a measured value exists, rather than passing silence off as quiet.

What matters when renting

Since July 2023 the commission is paid by whoever ordered it

For rental flats Austria applies the first-instructing-party principle: whoever hires the agent pays the agent. If you are asked for commission as a tenant although the landlord hired the agent, that is usually not lawful.

Fixed term or open ended is the most important line

Fixed-term contracts under the full scope of the Tenancy Act run for at least three years and carry a 25 percent discount on the permitted base rent. After one year you can give notice yourself, subject to the notice period.

Gross is not net

Listings usually quote the gross rent including running costs and VAT, but sometimes only the base rent. Only comparing the same figure across several flats tells you which one is expensive.

Deposit, key money and what is allowed

Three gross monthly rents is the usual deposit, interest-bearing and refundable at the end. Key money is only lawful for items actually taken over or for investments of real value, never for the contract itself.

What does a rental flat in Klagenfurt cost?

There is no official rent series per Klagenfurt district, and we do not publish an estimated figure. What is documented are purchase prices: for owner-occupied flats between 59 and 81 m², Statistik Austria reports around 2,200 euros per square metre for buildings up to 1990 and around 3,300 euros from 1991 onwards, based on contracts from 2021 to 2025.

Do I pay the agent commission as a tenant?

Usually not. Since 1 July 2023 the first-instructing-party principle applies to rental flats: whoever instructs the agent pays them, and that is almost always the landlord.

What housing support does Carinthia offer?

The province of Carinthia pays housing benefit under the Carinthian Housing Benefit Act, with an income scale, a flat-size rule and a maximum amount. We rebuilt the calculation on a page of its own.

Where is it quiet in Klagenfurt?
