Property prices in Klagenfurt

A flat in Klagenfurt costs € 2,730 per square metre, building land € 186. These are not asking prices: they come from the purchase contracts recorded by Statistics Austria between 2021 and 2025. The interesting part is the gap between those two numbers, and it works out differently here than anywhere else we cover.

The finding: cheap land, ordinary flats

Building land in Klagenfurt costs € 186 per square metre, the cheapest of the seven markets we cover. Salzburg is at € 1,345, 7.2 times as much. But the flats do not follow: at € 2,730 per square metre Klagenfurt sits 36 per cent above St. Pölten and only 5 per cent below Graz. Cheap ground does not make a cheap flat, because what you pay for is mostly the building on it, not the plot under it. That matters for a practical decision: building yourself is comparatively attractive here, buying an existing flat is not especially cheap.

Buying land in Klagenfurt

The state capital ranks only 5 of 10 in Carinthia

Across the ten Carinthian districts, Klagenfurt Stadt ranks 5 for flats. Above it sit Villach Land (€ 3,605), Klagenfurt Land (€ 2,937), Villach Stadt (€ 2,912). Two things stand out: the districts holding the large lakes lead, and even Klagenfurt's own surrounding district sits above the city. A plausible reason is second-home demand on the shores, but this table does not prove it: it records what was paid, not why. What it does show reliably is that the capital is not automatically the most expensive address in its own state.

The year of construction beats the location

Within the city, a flat built before 1961 costs € 2,185 and one built from 1991 costs € 3,291, a difference of € 1,106 per square metre or 51 per cent. Between the city and its surrounding district there are only -7 per cent. The building year therefore moves the price several times as much as the address does. If you are comparing two flats, check the year first.

And a house?

A house in the city costs € 3,375 per square metre of living space, in the surrounding district € 2,696. The surrounding district is cheaper per square metre and comes with larger plots, which is the usual trade for a longer commute. For comparison: in Salzburg a house costs € 7,447 and in Innsbruck € 7,655, roughly twice as much.

And the rent? The reference rent says less than you think

Carinthia's reference rent is € 7.89 per square metre and month, valid since 2026-04-01, rank 5 of 9 federal states. That is above Vienna at € 6.74, even though a flat in Vienna costs a multiple of one here. Nothing shows more clearly that the reference rent does not describe a market. Its scope is narrow: it applies to older buildings under the full application of the tenancy act, not to new builds, not to subsidised flats and not to freely agreed rents. It is a legal benchmark, not a market figure.

We deliberately do not publish a rent table by district: there is no reliable source for one, and a guessed number here would be worse than none.
