Buying in Klagenfurt

Buy a flat in Klagenfurt

In Klagenfurt the value of a flat is decided not only by the district, but by which way it faces and how far it is from Lake Wörthersee. We put the official purchase prices next to what is actually measured at the address.

What we show and the portals do not

Buying ties you to a location for decades. These four questions are never answered honestly in a sales brochure, because the seller writes it.

How much sun the location really gets

On 21 December the sun above Klagenfurt reaches 19.9 degrees at midday. Seen from Viktring, the Sattnitz ridge to the south rises to 23.3 degrees. That means the winter sun sits behind the ridge there at noon, while two kilometres further north the sun is out all day. That is what we calculate, instead of calling it "south facing".

How close the lake really is

Lake Wörthersee reaches into the city area, and no other city we cover has water of this size on its doorstep. What it means for a single address comes down to a few hundred metres. The atlas shows it per district and municipality.

How loud it actually is

Klagenfurt has 105,734 inhabitants and is therefore above the EU threshold of 100,000, yet it is still not a designated agglomeration. Only the main transport routes are mapped: the loudest are the A2 motorway near St. Peter and the southern ring road, both above 75 dB. But of 6,561 inhabited locations only one in nine carries a zone at all. We state next to every address whether a measured value exists, rather than passing silence off as quiet.

What the square metre costs

Building land in Klagenfurt is the cheapest of our seven markets, the flats are not. What that means for buying versus building, and why the state capital ranks only third in Carinthia, is on the price page. All figures from the purchase contracts recorded by Statistics Austria.

What the province adds

Carinthia pays housing benefit under the K-WBHG, with an income scale and a flat-size rule. We rebuilt the calculation so you know where you stand before the viewing.

What matters when buying

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

Frequently asked questions

What does a flat in Klagenfurt cost?

For flats between 59 and 81 square metres without outdoor space, Statistik Austria reports around 2,185 euros per square metre for buildings up to 1960, around 2,226 euros for 1961 to 1990 and around 3,291 euros from 1991 onwards, based on purchase contracts from 2021 to 2025. With a balcony or terrace the figures are higher, around 4,228 euros for new builds.

Is Klagenfurt more expensive than Villach?

For newer flats of medium size, the city of Klagenfurt sits slightly below the city of Villach, at around 3,291 against 3,370 euros per square metre. For pre-1960 buildings Klagenfurt is somewhat more expensive. Both figures come from the same official series and are therefore comparable.

What additional costs come with a purchase?

Budget for around ten percent: 3.5 percent property transfer tax, 1.1 percent land register entry fee, plus contract drafting and escrow, and the agent commission where applicable. With a mortgage the registration of the lien is added.

What does the Sattnitz ridge mean for sunlight?

On 21 December the sun above Klagenfurt reaches 19.9 degrees at midday. Seen from Viktring, the Sattnitz ridge rises to 23.3 degrees. The winter sun therefore sits behind the ridge at noon there, while a few kilometres further north it shines all day. We calculate this per facade instead of calling it "south facing".

How close is Lake Wörthersee really?

The eastern end of the lake reaches into the city area, and the lido lies within the city boundary. How far it is from a specific address differs considerably between districts, and the atlas gives the measured distance instead of a marketing phrase.
