The capital ranks 13 of 24 in its own province

Across the 24 districts of Lower Austria, St. Pölten sits at rank 13, below the median. Above it are Mödling (€ 3,821), Tulln (€ 3,254), Baden (€ 3,227), Korneuburg (€ 3,024). All four of those lie in the commuter belt around Vienna, and the obvious reading is that proximity to Vienna sets the price here rather than capital status. The table proves the pattern, not the cause. Either way the practical consequence is the same: a budget that buys little in Mödling buys considerably more here, and the train to Vienna takes about half an hour.

The surrounding district is more expensive than the city

St. Pölten (Land) costs € 2,174 per square metre against € 2,004 in the city, so the surroundings sit 8 per cent above the centre. That is the reverse of the usual pattern. It occurs a second time among our seven markets, in Klagenfurt, and the same explanation stands behind both. Building land runs the other way, as expected: € 226 in the city against € 133 outside, a factor of 1.70. The flats in the surrounding district are on average newer and stand on larger plots, and both show up in the price per square metre.

The year of construction beats the location

Within the city, a flat built before 1961 costs € 1,782 and one built from 1991 costs € 2,550, a difference of € 768 per square metre or 43 per cent. Here that comparison is especially clear, because the location effect points the wrong way: the surrounding district costs more than the centre. If you are comparing two flats in St. Pölten, the building year is the first thing to check.

And a house?

A house in the city costs € 2,902 per square metre of living space, in the surrounding district € 2,901. For comparison: in Salzburg a house costs € 7,447 and in Innsbruck € 7,655, more than twice as much.

And the rent? The reference rent says less than you think

Lower Austria's reference rent is € 6.92 per square metre and month, valid since 2026-04-01, rank 3 of 9 federal states. Its scope is narrow: it applies to older buildings under the full application of the tenancy act, not to new builds, not to subsidised flats and not to freely agreed rents. It is a legal benchmark, not a market figure.
