Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two Vienna districts can differ by more than a factor of two, and within one district a single street often separates more than 1,000 euros per square metre. That is why we put the district value next to each listing, not the city average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

Where around St. Pölten do you reach Vienna fastest?

Not where the map suggests. Wilhelmsburg is 58 kilometres from Vienna as the crow flies and Herzogenburg only 52, yet door to door Wilhelmsburg reaches Vienna Central Station in a median of 66 minutes and Herzogenburg in 85. Six kilometres further away and nineteen minutes faster: what counts is the service at the rail stop, not the distance. The figures per municipality are on our commuting page.

What does building land cost in the St. Pölten district?

Statistics Austria publishes average prices per municipality and district. We show them on the land page, per municipality where the source allows it and otherwise as a district figure, clearly labelled as such.

Can I check the zoning of the neighbouring plot?

Not in Lower Austria. For Vienna, Graz, Salzburg and Upper Austria we show the official zoning per address; Lower Austria runs no queryable service we could connect to. For a house purchase that is a real gap, and we do not paper over it.

What costs come on top of the purchase price?

Property transfer tax of 3.5 per cent, land register entry of 1.1 per cent, plus the contract and usually the agent commission. Around ten per cent in additional costs is a realistic estimate.
