Price per square metre means little without the location

Two Vienna districts can differ by more than a factor of two, and within one district a single street often separates more than 1,000 euros per square metre. That is why we put the district value next to each listing, not the city average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

What does a flat cost in St. Pölten?

For the city of St. Pölten, Statistics Austria reports roughly 1,650 to 2,050 euros per square metre from purchase contracts between 2021 and 2025 for flats without outdoor space, and roughly 2,500 to 2,900 for buildings from 1991 onwards; with a balcony, terrace or garden the newer stock runs around 3,400 to 4,000. These are prices paid, not asking prices, and a five-year average is not a valuation for a single flat.
