Description from the provider

B | 10 – Architecture Between Heritage AND Avant-Garde

B | 10

A house between heritage and avant-garde.

A retreat between architecture and landscape.

And a unique piece for people who recognize the difference.

THE transformation OF the three-sided courtyard from 1890

The starting point of B | 10 is one of the most defining building typologies of Burgenland: the traditional three-sided courtyard.

Its original quality lies in a simple principle developed over generations.

Towards the street and surroundings, the architecture conveys protection and closeness; inside, a unique cosmos emerges – the courtyard as the center of life.

B | 10 preserves this spatial DNA and translates it with remarkable consistency into the present.

The existing structure remains legible. Historical small-format bricks have been renovated, partially sandblasted and exposed; other areas received handcrafted lime plaster.

New concrete elements are juxtaposed against this grown structure. Oiled larch wood windows with triple glazing, wood, natural stone, and aluminum composite elements complement the consciously reduced material palette.

The crucial aspect is the honesty of the intervention.

New does not try to be old. Old is not decoratively staged.

The different layers of time may coexist – and precisely from their tension, the house develops its extraordinary aesthetic power.

Light AS an architectural material

Where the historical courtyard sought protection and limitation, the transformation sets targeted openings.

Large format glazing breaks through the massive building bodies and creates surprising visual relationships. Rooms no longer end at their outer walls; the gaze wanders further into the courtyard, over the garden to the landscape.

Light itself becomes a design element. It falls through glass surfaces and roof openings, brushes against exposed concrete and historical masonry, and changes the perception of the rooms throughout the day.

B | 10 is therefore not a static house.

It changes with the light, with the weather, and with the seasons.

THE COURTYARD – A space between architecture AND landscape

At the center of the ensemble lies the approximately 140 m² courtyard.

It is much more than an outdoor area.

It takes on the historical function of the courtyard as the center of the house and simultaneously becomes a contemporary open-air living space: protected and private, yet visually connected to the interiors and the landscape.

Stairs, levels, walls, and pathways make it a spatial composition. The architecture works with different heights, creating new perspectives between the individual building parts.

The pool is not understood as an added leisure object but as part of this composition. Its clear geometry continues the language of architecture in the outdoor space.

Thus, the courtyard becomes the actual heart of B | 10 – half architecture, half landscape.

Materiality – Patina instead of perfection

The quality of B | 10 is also revealed through its surfaces.

Historical brick masonry shows its traces. Old wooden beams remain visible. Next to them stand the precision of exposed concrete, the transparency of glass, and the clarity of steel.

Finely executed lime plaster creates calm, natural surfaces, connecting the different epochs.

Architecture therefore does not rely on precious materials as status symbols.

Its luxury lies in proportion, craftsmanship, authenticity, and consistency.

This is a different form of exclusivity – quieter, more cultivated, and enduring.

THE estate – Generosity without a representational gesture

On a plot of exactly 4,566 m², around 330 m² of living space is available.

In addition, there are 70 m² of ancillary rooms, a 40 m² carport, around 95 m² of partially covered terraces, the approximately 37 m² pool, 140 m² courtyard, and around 68 m² of covered storage space. The project documents show a total of around 780 m² of these areas.

But the actual generosity of the house cannot be described in square meters.

It arises from room height, sight axes, and the deliberate interplay between open communal areas and protected retreats.

The floor plans show an ensemble that develops across different levels and building parts. Instead of a conventional arrangement of rooms, an array of different spatial experiences emerges.

Particularly impressive is the central living area: historical construction, brick, steel, exposed concrete, and generous glazing meet directly here. Above it, the preserved roof structure spans – architectural history is not hidden behind a perfect surface but remains physically tangible.

An independent guest house complements the ensemble and allows guests, family, or even a work or studio area the independence that suits an estate of this quality.

Technology – Contemporary comfort behind architectural reduction

As original as some materials may seem, the technical infrastructure is very contemporary.

An air heat pump combined with underfloor heating forms the heating system; alternatively, there is a tiled stove available. The building technology is controlled via a KNX bus system. The oiled larch wood windows have triple glazing.

Technology remains, as good architecture demands, a means to an end – and takes a back seat to the spatial experience.

THE plot – Landscape as part OF the architecture

Even the outdoor space rejects the concept of a representative, perfectly staged garden.

The property has been deliberately left largely in its natural state. Meadow areas, old trees, and open sight axes do not create a decorative frame around the building but a resonance space for the architecture. The elevated location enhances...
