Project

The radiant town house "Am Mühlbach" in the center of Baden's pedestrian zone is an assisted living facility with 27 units and two communal rooms. The complex is barrier-free and designed for seniors, providing the older generation with a cozy retreat in the midst of the city.

The included features in the apartment include a high-quality kitchen, a bathroom with elegant tiles, and high-quality parquet floors in all living areas.

In the residential building, you will also find a bicycle/stroller storage room, two communal rooms, and a shared kitchen.

You can conveniently reach your apartment with the elevator. Your guests can be welcomed with an intercom system.

Pets are generally allowed in the building and in the apartment. Electricity and heating costs are additional to the rent.

Support

The project is in cooperation with Silver Living and is aimed at individuals who would like to receive assistance in their daily lives.

The concept offers you a basic package, combined with a service provider that provides the following services:

• Engaging with individuals, identifying and addressing needs for early detection of assistance situations (e.g., loneliness, neglect)
• Organizing transport for medical appointments in case of illness or outpatient visits
• Fixed presence times on weekdays.
• Interfaces between those seeking help and professional service providers (property management, craftsmen, hairdressers, foot care, etc.)
• Support for the communal room
• Information about activities in the area (church, senior club, etc.)
• Assistance in finding external care services (home nursing, meal delivery, home help, etc.)

In order for the "Assisted Living" project to be enabled, the basic package is mandatory for each person in the community. It cannot be waived optionally. The gross price will be disclosed upon request.

Infrastructure

Various local suppliers, restaurants, authorities, banks, and medical facilities are located in the immediate vicinity.

Due to the excellent location, you can utilize the outstanding infrastructure of a city while also enjoying various cultural and recreational offerings. In the spa park, you can relax and take a walk in the sun, as well as swim at the Römertherme Baden.

The apartment is currently still occupied and can only be viewed from July.

The residential building is located in Baden near Vienna, a charming spa town south of Vienna.

The location offers excellent access to public transport
