Description from the provider
Living in the Village IM Dritten
In the third district of Vienna, the Village IM Dritten is being developed as a new piece of the city – one of the largest urban development areas in Vienna. Over eleven hectares, ARE Austrian Real Estate, together with the City of Vienna and wohnfonds_wien, is creating a lively, almost car-free neighborhood with around 2,000 apartments, office and commercial spaces, childcare, educational institutions, and local supply.
The residential complex Neue Gründerzeit includes 138 apartments. Distributed across four staircases, 2- to 4-room units with private gardens, spacious balconies, and loggias are being created. Located directly at the green heart of the neighborhood, the 2-hectare Bert-Brecht-Park, an oasis for relaxation, encounters, and play. Additionally, residents have access to a green roof terrace on the 6th floor in staircase 1 for communal use. The inner courtyard features recreational areas, a small children's playground, and freely usable lawn areas.
The underground garage, located in the 2nd basement level, has a total of 63 parking spaces. The empty conduits for load management for electric charging stations are structurally prepared.
The complex also includes stroller and bicycle storage rooms, a community room, and 10 additional rentable storage rooms.
The apartments are being constructed above ground using wood-hybrid construction. This will create the currently largest wood-hybrid residential project in Austria at the Village IM Dritten. The renewable material wood is used for the outer walls as well as in the form of load-bearing supports. These remain visible and not only provide stability but also create a pleasant living atmosphere.
Photovoltaic systems on the roof generate renewable electricity. Underfloor heating in the ground floor and component activation in the upper floors (through the ceilings of the respective upper floors) ensure a balanced indoor climate. The component activation in the concrete ceilings made of CO2-reduced concrete is used for heating as well as gentle cooling in summer.

The real estate agent states that, contrary to the usual practice of dual agency in the real estate industry, he is unilaterally only working for the landlord.

rather slowup to 32 Mbit/s
This is the fastest offer that network operators report for this 100 m cell, not a measurement of your own line: what actually arrives depends on the tariff and the wiring in the building. Enough for everyday use, but below the 100 Mbit/s that Austria counts as high-capacity.
