Description from the provider
Living IN the Village IN the Third
In the third district of Vienna, the Village IN the Third is being developed as a new piece of the city – one of the largest urban development areas in Vienna. Covering over eleven hectares, ARE Austrian Real Estate is developing a vibrant, almost car-free neighborhood in collaboration with the City of Vienna and wohnfonds_wien, featuring around 2,000 apartments, office and commercial spaces, childcare, educational institutions, and local amenities.
The residential complex Neue Gründerzeit comprises 138 apartments. Distributed across four staircases, 2- to 4-room units are being created with private gardens, spacious balconies, and loggias. Located directly next to the green heart of the neighborhood, the 2-hectare Bert-Brecht-Park, which is an oasis for relaxation, socializing, and play. Additionally, residents have access to a green roof terrace on the 6th floor of staircase 1 for communal use. The inner courtyard features recreational areas, a playground for small children, and freely usable lawn areas.
The underground garage, located on the 2nd basement level, contains a total of 63 parking spaces. The conduit for load management for electric charging stations is structurally prepared.
Moreover, the complex includes stroller and bicycle storage rooms, a community room, and 10 additional rentable storage rooms.
The apartments are being built above ground using a wood-hybrid construction method. This results in the largest wood-hybrid housing project currently in Austria at the Village IN the Third. Renewable material wood is used for the exterior walls as well as in the form of load-bearing supports. These remain visible and not only provide stability but also create a pleasant living atmosphere.
Photovoltaic systems on the roof generate renewable electricity.
Underfloor heating in the ground floor and component activation in the upper floors (via the respective ceiling of the floor above) ensure a balanced indoor climate. The component activation in the CO2-reduced concrete ceilings is used for both heating and gentle cooling in summer.

We would like to point out that there is a familial or economic close relationship between the broker and the third party to be brokered.
The real estate agent declares that, contrary to the usual business practice of dual agency in the real estate industry, he is unilaterally only working for the landlord.

rather slowup to 32 Mbit/s
This is the fastest offer that network operators report for this 100 m cell, not a measurement of your own line: what actually arrives depends on the tariff and the wiring in the building. Enough for everyday use, but below the 100 Mbit/s that Austria counts as high-capacity.
